I'm new to real estate and I have a question about water bills that the landlord has to pay. What tactics have you used to reduce water consumption by the tenants. Weather that be water efficient shower heads, tank-less water heaters, etc...?

The solution is to figure out a method to bill back the tenants for the water usage. You should be able to easily separate the plumbing at some point in th system to isolate units and install flow meters to measure individual usage.
