As the year has gone on i have had many deal were texting was a effective way of communication. Some time sellers or buyers were at work. I may be with my family or i simply ask them to text me there email address so i can send them paper work. I highly recommend it.

Another one is Partners Land Title Agency. They are out of Kettering Ohio.

I agree with Bryan. The problems in my opinion maybe the fear of identity theft or there pulling your leg and cant afford the property. I do my fair share of owner financing and hear regularly "Were going to do a back ground check on you to be sure your a legitimate business." My responds is "please do"!!!! I would walk away but if you choose to move forward maybe having a property manager handle the confidential information would make them feel more comfortable. Thats if you even want to be bothered with the deal anymore.

My inspiration came from seeing people settle for less (I knew that wasn't going to be me). Plus I have always loved Real Estate.

An option contract is an agreement between you and the seller. It discloses that you are a principle in the transaction, and that your goal is to find an end buyer whom you will sell to at a profit. Lets say you and the seller agree on 100k as your price. My contracts give me 60 days to find a buyer at that price. I have the "option" to buy at any time within those 60 days at 100k, but I don't have to. The seller however is required to sell to me at that price should I exercise my option. Many sellers will not like having their properties tied up so long with no guarantees. Your negotiating position is stronger when you're entering into the Purchase and Sale directly in my opinion.

So Basically you just us a P & S with a exit clause just encase your buyer backs out of the deal and you can not close? I have also done this.

REOs are typically on the MLS so your investors may have already seen these deals (depending on how long they have been on there). When I whole sell properties what I typically do is get a property under contract using a Option to purchase. Say the seller wants to sell for $25,000. You would contract with the seller for that price. Now say one of your buyer is willing to pay $28,000. You could assign the agreement to your buyer for three thousand dollars. Then he would close with seller paying them $25,000. I would use a title company to handle the paperwork. Now if you have a buyers ask them what they are looking for go out and find those particular properties. Ask them all the basic questions such as rooms, baths, area and price range. Hope that helped some.

It was bought years ago for farm land but has been split up for building lots for residential.

I have a client interested in selling three acres of land that they have. My question is, I understand how to whole a house but do the same rules apply? There are no repair cost, no arv. I can't make her a offer because I don't know how to evaluate the property. All advice is welcome.
