I have a seller who has a two bed bungalow and is 3 months behind on there mortgage. This property was once an investment property and his tenants tore his property up. He is afraid that he will lose the home he lives in because of this two bed bungalow.

He is willing to do a sub 2. Now I am waiting on him to email me over all the basic information on the property. Lets say this deal is ok to do after performing due diligence. Say I want to lease option the property and use the down payment to bring the loan current, along with making some form of profit. How would this procedure be done?

No offense, but you will not really understand how to find the deal with out running numbers and knowing what are good locations to be involved in along with many other issues. It take time, just begin reading and you will be ok.

I would recommend doing some reading in the whole sale forums. Network with people here, many are very kind and willing to help.

Don't spend the money on Larry Goins Ultimate Buying Selling Course. I believe they try to sell it for $1,200. You can learn the same strategies and techniques in his book Getting Started in Real Estate Day Trading. It is well written and I would say is one of the best Real Estate Books I have read.

What you do not under stand, visit the BP forum and I am sure some one would be more then happy to assist you.

I disagree with the statement of the market being cold, I would say that is a matter of opinion. There are plenty of whole sell opportunities available. I found 10 today and will have them under contract soon for $10, I will achieve this using a flex option contract.

I agree, read the forums this place is like going to Harvard for free it is one of a kind. If you have problems speaking with professionals, practice. Call ask questions, answer questions, be polite.

Learn how to find buyers
and find clients by searching the forums also. As far as not having transportation, find deals for other whole sellers. Explain your situation to them, ask if you find the deal would they be willing to show the houses for you, splitting the profits maybe 60/40 split (they are doing you a favor). Maybe ask some one to drive you to properties, explain to you clients that your transportation is a student of yours or something of that nature and let them stand around while you do the talking. Be creative, you can do it, I wish you the best.

Seller finance the house to a qualified buyer and sell it to a RE note buyer within the twelve months. Just be sure to first contact a few RE note buyer find out their buying criteria, this will prevent the seller from creating a note that is not marketable to RE Investors. My suggestion would be to higher a qualified Re Attorney to assist you with constructing the contract.
