When it comes to newspaper articles my suggestion would be to keep it simple WE Buy Houses. When potential clients call ask them the general questions, What is the ARV, what is the estimated repair cost, bed rooms, baths , basement, how much do you owe on the home, is it free and clear? These questions will help determine if the deal is profitable for you or not. If you put all this in a newspaper article you will pay quite a bit. Keep it simple with you news paper articles, bandit signs and fliers. Let your clients get to know you, and build a business relationship with them . hope this helps.

I am glad I have found this thread. So if I use a flex option contract. I find a buyer, they meet with me and the seller to view the property. The buyer says he is not interested then he contacts the seller direct, and they do a deal. Is this possible. The reason I bring this up is from my understanding you the seller, can continue to market the property while I have it under contract. What if the steal my potential buyer right from under my nose. Is this possible?

Please don't tell me that Kalifornia is safer than Ohio, as I was in San Diego just a couple of weeks ago. I stayed at a 5-star Hotel - the US Grant in the heart of San Diego. I can tell you for a fact, that there are more drug dealers and other scumbags in a 3 block area there than in any lower class neighborhood here!





With all do respect mike you are at the mercy here also, Cincinnati Rhine area is the worst area in the United States of America 1 out of 4 chances of being a victim of a violent crime. People in Dayton, Youngstown and Cleveland would disagree also. Sorry for getting off the subject moderators.

I would like to flip at least 25 houses. Build solid relationships with RE Investors along with other professionals in South West and Central Ohio areas. Most of all get closer to God and enjoy time with my family.

I have a gentleman who is will to let me whole sell his property, but he does not want me to have it under contract forever in case I do not have buyer after a certain period of time. Say I get him to agree to let me have it under contract for 45-60 days how would I add this to the contract?

Thanks for the responds DemosL. I would have have to say that in my opinion some Realtors would not mind us whole selling property as long as we purchase the property and immediately resell to a potential buyer vs trying to get them to allow you to assign a property. Once again it would depend on the Realtor. Building a relationship with them could benefit my business, supplying me with rehab property along with buyers.

Someone please correct me if I am wrong, but most Realtors would rather you flip the property using a transactional funding or their own funds versus performing a assighnment? I would imagine it would depend on the Realtor. My personal experience is with FSBO.

As far as luxury buyers I would seek these buyers out before I ventured into these business dealings. I would say not coming threw a deal can damage your reputation with that Realtor. I wish you the best of luck.

Jon, Scott, Socorro thank you for your responds. After reading Jon's previous post I went to the county records website and realized that it was not under the persons name along with over $3,000 in back taxes. I plan to walk away from this deal.
