Post: Whole selling a quit claim

I have a potential seller that is interest in selling their home. They asked me was if it OK to sell it under a quit claim? Being I am whole seller how would this work? Would this be the same as it would with a general Real Estate Contract? Also do these deals have fast closings?

In order for her to convince the seller to seller finance, there are number of things to take into consideration. Equity! Is their enough in those homes in order to seller finance. Buyers !Many of these renters may not qualify for seller financing. Re Note Buyer! These homes would need at least a few months seasoning. Simo closings are not common with the economic hard ship (In the Cash Flow Industry). Not trying to discouraging her, I would just hate to see her hurt her creditability in her small town with out a strategic plan.

Depends on the remaining balance on the loan if you could seller finance. Also He/She would have to clear it with their Lender. If the do seller finance and they still owe the bank make sure those payment are going to the bank or you could be out of a building.

Yes you could obtain a bank loan and the seller could create a second position note, covering the the amount your lender would not cover. Best of luck.

Yes they informed they are asset mangers who work for a investor. This opens up a new door, I plan to contact my Reo buyer contact, today. I will continue to try and work with whole selling individual homes also. I will read threw the forum later about Reo's thanks.

Steve what you say may be true, they informed me of the price of the home along with a 6% fee on top of the asking price, but they did say I could put it under contract but if they find a buyer first as Nick said, better luck next time.
