Post: Looking for a coach on a possible short sale!

I use the word possible because I am not sure if this a short sale or not. A lady is looking to sale a rental property she has. She says the home was appraised at previously $70,000 ( appraisal was probably years ago) and she owes I believe $54,000 on it. The house has been trashed, so I imagine it has negative equity and is not even worth the $54,000 that is the remaining balance. She says it is in the preforeclosure stage. Looking for a investor to help me with this deal. What steps to take I will give 70% of my fee at closing to a investor along with what ever they make from the deal just for solid education of how this process works.

Yes, I would arrange some form of compensation. I would base it on how much work you put in on the deal. Its up to you.

Have you considered hand writing them. Now if you plan to send out in large quantities I would suggest using a service, or printing them on your computer. I have mailed out Many post cards being in the RE Note business. From my experience people look at printed post cards as junk mail vs a hand written post card which gives a more personalized feel. I went to the post office and purchased prestamped postcards. I wrote a catchy statement such as " I would like to give you cash for your contract". That caught the eye of many and I got a 30% responds rate. Just a idea.

Those are all good questions and I think I would add Joe's question to it as well...always good to know how many homes they are looking to buy.

I think you might have better luck bringing those questions up in a casual conversation about the property on the phone. Just my opinion.

What would you suggest in order to build a buyers list if I might ask. Would simply state "Investor looking for potential buyers for whole sale property" Not criticizing, I am interested because I myself am building my buyers list and one of my sources is craigs list. Do other investors see us negatively because we take creative measures in order obtain potential investors? If so I plan to take another route.

What courses have you bought? Some do not require much money to get started. I would suggest doing a search on the forum on what ever you have studied, maybe someone has a cost efficient way to market. I have been in you shoes Believe me, best of luck.

Hi Sean! May I ask what titles do you use when you do Google searches? Example Rehab buyers in Ohio, Whole sale buyers in Georgia? Just wondering.

Thanks guys for the warm welcome. My previous experience has been in brokering RE Notes along with educating RE Agents and FSBO the benefits of seller financing. I am currently investing in Rehab property and flipping it currently using Transactional funding. My goal here is to lean and hopefully build solid business relationships with many.
