Sounds like you have reason to evict, get an attorney.

I also have a fast mobile charger in the car which is a life saver.  My regular one could barely keep up on a day full of showings or activity which required heavy use of the phone while I was on the move.

They have mounts that charge, too. I love mine!

If you plan to keep that tenant then yes you need to get them in a place temporarily, but they still need to pay rent if you're doing this. Rent credit if they're paying themselves. Depending on your lease agreement (and state) you may be able to let them out of their lease instead.

Where are you looking to invest? Find an agent that will work diligently for you in their area, one that specializes in investment properties.

I always call the HOA to make sure. Getting ahold of someone can be tricky sometimes but I want to hear it directly from them or preferably in writing.

Can I ask what you do for a living? I'm curious because, as a Realtor, I wouldn't try and do your job. The fact that you don't know how to submit an offer, speaks volumes. 

You do understand what our market is doing right now, correct? As a buyer you don't have to pay anything, so why not hire a professional that will help you get the land that you want. Hopefully, they'll let you know you're crazy for asking 10% of asking on land. I say that with all due respect, but that's not how our market is working right now.

The KC area is a great place to invest, with $500+ cash flow on $125k entry cost. The key to this is finding a great agent, that can follow through with Property Management. I'm very protective of my clients and get very excited in getting them the max cash flow possible. Many agents will tell you what something will rent for, and not really have a grasp on the rental market. If I'm purchasing for you AND have to rent it, you can bet I'm not going to let you buy something that isn't going to rent well. Knowing and trusting your boots on the ground is important.

Those are good credit scores for renters, if they don't owe a balance, I'd approve them.
