Hi Josh, 

There are no requirements here for onsite managers, as far as living at the property. There are requirements for licensing as managers, unless the manager is the owner and leases the apartments themselves.

I don't know Idaho laws but you'd need to find out if the lease is assigned to the new owner or if it defaults to month to month with the transfer. If month to month, then you can give 30 days notice, you don't need to evict them. Also, I always try to get existing tenants to market rent without any rehab. Often times the long term tenant doesn't want to move, they realize they're paying less than market rent and will resign a lease with you. I like to offer an upgrade like new living room carpet (instead of rehab costs) and retain them while increasing rents.

We only allow two animals per rental. There are some exceptions, like a 3,000 sq.ft. house on 100 acres.

The only time we charge an up-front fee is if they have owned the animal for less than one year (rescue, puppy, or whatever) or they have a cat. These are high-risk situations so we want to limit them as much as possible. We charge a $300 fee up front and then the monthly rent increase.

Our Animal Addendum makes it clear that the increase is for the full term of the lease. If the pet dies or is given away after three months, the fee remains until the end of the lease and then we can drop it at renewal. Even if a cat is only in the house for three months, the damage may be done, so we charge the full year of increase to protect against that.

That's smart on the Addendum! I'm always removing a, pet but we do charge 25% of the rent to change the lease.

Sure! After approval with pets, I set up a time to visit their current home and meet their pet. I check for damages, smells and the animals temperament on their turf. Labs sometimes become pit bulls at that time, too. 😝

If you're charging the max deposit anyway, you should be OK. Do you charge any pet rent? The pre inspections help so much. I don't know a chihuahua that pees everywhere can be more destructive than a lab that only goes outside. Do you have weight limits? It's a good idea to do limits, not necessarily a 90lb lab, which should have an adult weight of 70lbs but a Great Dane that has an adult weight of 120lbs. I do 80lbs adult weight of the breed.

This is why I self-manage - the average PM doesn't give a rat's behind about me - they just want to collect their 10% with as little work as possible.

You need a new PM! Yes, occasionally things get missed on inspections but maintenance or other vendors  should be on the look out, too and reporting these things. It very reasonable to ask for them to pay for this. I started my own PM company so I could build something great, not just mediocre. Expect Better!

$25/month pet rent, $300 refundable deposit and $150 non-refundable pet fee, which includes an inspection of their current property to inspect for pet damages. MO allows up to 2x the rent deposit but KS only allows 1x rent deposit but will allow additional pet deposit. 75% of renters have pets, that's a huge amount of prospects to eliminate by not allowing pets.

Someone local doing that much business or more will be able to explain what it takes to win offers in that area. 

I'm in contract for 5 right now. I negotiated a 35k over asking, got a VA to go conventional and made my seller a lovely profit. 😁 Let's go 2022!
