You should absolutely know what a good offer is, as well as running your own numbers. I've done this long enough that I can pretty much do it in my head as I see a property. 

I think an investor knowledgeable agent, is what you look for. Someone that knows rents, knows their market extremely well and someone that knows how to win offers in this crazy market.

I personally wouldn't do it, but if you wanted to I'd go month to month at a 25% rent increase. I'm glad they've been good tenants for you but depending on your market this could mean a few extra months vacancy for you with lower rents. They're building a house and you know they're going to leave, this isn't a situation of maybe they will or maybe they won't. Protect yourself, not them.

I haven't done a bid, but I have made two qualified applicants bid to see who'd pay the highest rent.

Interview, interview, interview. I do al-a-carte services but it'll cost you a lot more than using us as your PM. We'll find a tenant for you at 100% vs 65%, if we're your emergency line, it's $50 per call with a mark up on the vendor bill.

Sounds like you have reason to evict, get an attorney.
