Your "boots on the ground" is everything for an oos investor. I'm a Realtor who works very closely with my city. I serve on an Affordable Housing and Safer Neighborhood committee, with my local Chamber of Commerce. I know my city well and it benefits my investors greatly. Not only does Independence, MO have great cash flow opportunities, we have a ton of need for rentals. I take my job seriously and I get VERY excited finding great deals for my clients. My personal eviction rate is .05% for the last 5 years (500 properties managed). I just got my client a $400+/month cash flow and rented it within a week AND in a tax abatement area for the next 10 years. I'm going today to look at a $500/month cash flow deal. If I don't think it's going to do that we'll for him, I'm going to tell him exactly that. Your agent is key, Expect Better!

Good PM's will handle all of these 4, no need to find all of them, individually.  A Realtor that can accurately tell you rent prices just based on the address is GOLD. I don't want to help anyone purchase something I can't rent. I get so excited trying to find great cash flow for my clients. Expect Better!

I agree with the few above that said duplexes. I'm trying to get my kids to buy duplexes for themselves.

Hi Lucas and welcome to KC! Independence and Raytown are great places to invest. Finding the right tenants is all in your screening abilities and qualifying criteria. Schools are a big factor, too. 

What are your methods for investing? (Buy and hold, BRRR)

Hi Josh, 

Just know that you are interviewing the brokerage. Find something that fits with your personality and needs. I went out on my own and started with a bigger name company. There wasn't enough support and I needed more at the time. One month later, I moved brokerages to a smaller close knit group. I'm happy to answer any questions that you may have just PM me.

I would think everyone's definition of financially independent and their time line varies so much. You know the amount you need so that is a great start! Develope a plan, implement that plan and be prepared for side steps. I was comfortable and financially independent and then became a full time Realtor, I'm starting a new 5 year plan. 😄

Just here for an encouraging thought... John Stith Pemberton created the original formula for the famous Coca-Cola at the age of 55. Harland Sanders David, at the age of 65 and after a life as a wage earner created Kentucky Fried Chicken. Geico, McDonald's, Home Depot founders the same. You're also 2x more likely to be more successful than a 25 year old. 😁

I'm an agent with a strong background in Property Management in KC and I work with lots of investors. I currently have two possible deals with a 4plex (occupied with long term tenants at market rent) and a sfh that is vacant and needs a bit of rehab but way below ARV.
