@Zac Anderson Hi Zac! Welcome to the BP Forums! I would suggest getting in touch with a local lender that you can chat with and see what advice they will give you.  Lenders are often bound by rules for the secondary mortgage market, but sometimes a local lender who will keep the loan 'in house' will have a little more leeway.  And even if they can't help you right now, they can definitely give you some guidance on how to be ready to apply for a mortgage.   Talk to more than one! Don't stop at the first one that tells you no.  Good luck and keep us updated on your progress, and definitely post some pictures of your first purchase.

@Pam McGehee Do you have a realtor that you work with down there? They may have a contact that they can recommend! Or your property manager, do they know someone?

@Pat Leri Depending on your state's laws, you usually have 3 business days to deposit the earnest money. Did you check the local laws to make sure you can have an Airbnb? Some cities don't allow them.

@Kameron Grady Do you have a realtor that you use there?  They may have someone they can recommend, or they can ask around and get some recommendations from other investor/realtors that they know.

@Hideaki Yen the best advice you can get will be directly from a lender who you will use.  Generally you need a job to get a mortgage - Do you currently have a job? Or will you have a job that is in the field in which your college degree will be in? Contact a lender in the city/state where you will be moving. Or find one BP here.  Even if they tell you no, they will probably give you some direction on what you will need to qualify eventually!

@Omer Ashkenazi I am curious as to what other people are using as well.  Right now, I have a spreadsheet, and I also use Trello to help me keep track of contact I make with clients.  What will you be using it for?

@Matt Schlosshauer Welcome to the BP forums!  What state are you in? Some states allow wholesaling, some do not (it's illegal). So that may be your first step!  Then search the forum topics and find out all you can about wholesaling in general, and also state specific.  Good luck!
