@Nancy Chillag Hi Nancy, There are some places that need a license to have a a STR (Okc is $24/yr), but overall it's a super easy state to do STR. I don't know specifics of BB though, it's quite a ways from here - I'm in the OKC area. What has you interested in BB? I haven't been, but it's on my list to see!

@Shatavea Wallace First steps:

1) Find a lender - I recommend someone local, ask your real estate agent who they can recommend or start calling around

2) Find a real estate agent if you haven't

3) Have some cash for the reno (whether it is hard/private money or personal cash); no matter how you structure, you'll need some backup $ (how much depends on how large your project is)

@Lawson Cronic I'd start here for info on getting a Texas RE license: https://www.trec.texas.gov/bec...  Do you have a license in Georgia already? You might be able to use some of that education/experience (reciprocity maybe? Where you only have to take the exam and not the RE class again). Worth checking into, might save you some $  Good luck!

@Coua Lee This is a hotly debated topic here in the forums and other places!  In my opinion, getting your RE license is helpful, but only really if you intend to become an agent (good side hustle if you have the time/network to develop it). If you don't intend on actively selling RE, I'm not a fan of an investor becoming an agent - to buy RE you don't pay a commission (the seller generally does that); it's expensive  (REALTOR dues, MLS fees, LLC upkeep,etc..); and time consuming to keep up with post-license education. Others have different opinions of course. RE school didn't  really teach me how to sell/understand RE - it was just a overwhelming amount of qweep IMO. You do need a good foundation, but I think you can grasp that easier and quicker other places.

@Ricardo Juarez Welcome to the BP forums and the world of RE Investing!  One way to get some credit will be to go to a local credit union (or bank, but I'm credit unions for this kind of transaction) and get a secured credit card.  Here's some other ways as well: https://www.nerdwallet.com/art...

@Cortney Jones I'm not (already too far along in the journey lol) but I love the idea.  I don't think it's sexist, and I don't think you will get that feedback from on here.  Have you searched in the forum posts for them?  I ran a quick search for "female house hacking" and it came up with quite a few items - I did not investigate them, but it did look like there are some you could try and get in touch with.  Good luck!!

@Sam Rane Hi Sam! 1 & 2) I personally love the Oklahoma market lol!  But seriously, like @Scott Swanson said, any OOS investing has risks (heck for that matter something next door to you will too, but you know that), but having good contacts helps mitigate the risk. 

3) Under $100K...that's tough, you'll probably have to go outside of the major metros.  Rents and rehab will be your challenge. How much do you have for rehab?  Do you want a major rehab?  If not, I would raise your min price range a little bit.  It's so subjective (what someone considers major vs light rehab, and the areas you could buy in) that it's hard to nail down a specific number for you on that without narrowing down several things.

4) Depends on where you are looking. What type of renter are you targeting? College student? Military (we have several bases here)? Family looking to get in to a good school zone? Downtown denizen? Condos, Apartments, SFR?

5)If you do get an LLC (I am NOT an attorney, please consult your attorney for advice), look into getting one that is registered in Oklahoma. There were a couple of BP podcasts recently that covered LLC's, look them up and listen. That guy was an attorney and had great advice!

6) If you are not going to self-manage  - yes you need a PM.  I have a few that I can give you if you want to call them and see what they offer.
