And J Daniel Velasco  #405-471-9900  for your needed tree work. Try Brad @ Red River Roofing (405) 640-8482 for your siding job.  Brandon Brown is a contractor  http://Www.browndevelopmentok.com/(405) 388-4043.  Hope this helps and gives you a few more to call.  I'd also ask your realtor (if you used one). They should have several contacts in each category.  If these don't work out, and you don't have a local realtor, let me know, I can get you a few more options!

For Foundation - call Triton at 405-387-2773 https://tritonfoundationrepairok.com They have always been prompt, and have stood by their warranties that I have dealt with.

@Brandon Meadows It's Oct 3-5 in New Orleans.  @Will Fraser - the list is long lol!  I'm afraid I will want to duplicate myself to attend simultaneous workshops going on!  I haven't looked at a schedule/topic list, but hoping to make connections and soak in all the like-mindedness as well as information!  @Cassi Justiz @JJ Gritts  Let's all plan to get together for a drink while we are down there!  I was stationed (US Coast Guard) in NOLA for a couple of years many many moons ago, can't wait to see it again!

Where are you located? If in the OKC area -- I used the Charles Barnes school (online). But I would recommend going to a live class if you can (and prefer).  Maybe I'm just old school that way, but I think I would have preferred being there. For Tulsa -- you can still use Charles Barnes online, but there might be a different local school for in person.

*Tips -Don't buy your post hours while signing up for the class.  There's almost always a Black Friday sale in November for post hours that is a better deal, or you may want to ask your broker who they recommend after you get your license.  Also, start looking around at brokerages and teams to see where you want to hang your license, you either have to decide to be inactive, or have your broker picked out on the day you take your exam. You are interviewing them!  You decide who will meet YOUR needs the best.  Don't let them make you feel like they are doing you a favor.

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $206,000
Cash invested: $206,000

Land purchase $206,000. On a bayou on Choctawhatchee Bay
I am going to be building a SFR for (longer term) AirBnb - hoping to do monthly rentals. I would like it to be an "all-inclusive" type of property that allows for remote workers. Electric car, kayaks (it's on waterfront), bicycles, possibly a small swimming pool at some point, cable/internet, office space. Starting to look over designs now, and since lumber is finally stabilizing I hope to find a contractor, and start this fall 2021.

What made you interested in investing in this type of deal?

Land is a premium here. It was a single waterfront lot with no HOA.

How did you find this deal and how did you negotiate it?

Driving by/local knowledge. Negotiated through a realtor on both sides.

How did you finance this deal?

At first, financed then paid off. That's the tricky thing I learned about raw land, its not easy to finance - but after the build we will refinance any costs we have sunk into it, back out into the construction and then regular 30yr mortgage.

How did you add value to the deal?

We will be building a SFR on it to rent out. We did initially rent it out to campers, and we may do that again if it takes too long to get ready to build (2020/2021).

What was the outcome?

TBD!

Lessons learned? Challenges?

Raw land... a different animal than regular housing. I would be much more cautious if I ever purchased raw land again. Not to say that I wouldn't do it, I just think it's a very niche market that does not give cash flow very quickly.

Hi Cade! Welcome to the BP forums. I’m an investor, and an agent in Edmond. If you are ever in the OKC/Guthrie area, HMU and we can go to coffee.
