@Asiah Patton Also, forgot to mention - do you have your lender picked out?  I would get in touch with one, and start talking if you haven't already.  I like a lender I can reach easily, someone at a local bank or credit union personally.

@Asiah Patton I agree with @Sam Collins start with the BP calculators.  As a Pro member you will get unlimited uses!  Even if you don't end up buying any of the properties you have found, it will be a good start on how to analyze which will make you faster in the future.  Where are you looking at buying?  Good luck!!

@Logan Day Welcome to the BP Forums and to the world of RE investing!  I'm originally from Tuscaloosa, and it makes me feel connected to home to see/talk to investors from Alabama.  Are you from Alabama, or did you move there?

For just starting out, I would try to immerse yourself in learning all that you can (listen to all the different podcasts, read BP book, read  books that BP people recommend, watch the free webinars that BP puts out weekly). Also, find a good investor friendly realtor in your area to connect with.

@Daniel VanVolkinburg I don't do property management, but I have a few that I can point you in the direction of and you can interview them from there to see what will fit. I'll send you a PM with the list.  Welcome to the BP forums!  Set up some key word alerts to get notified on subjects you are interested in (ex., Oklahoma, Piedmont, first rental, property management, other areas you are looking to learn about). It's a great community here! Good luck with your first rental!

@James Ohliger I would personally say hold off on buying too many membership items/services until you know what niche you will focus on. You may not have a need for it and definitely don't want to waste the $$!  Do you have any properties yet?  I do think the Pro membership is worth it...IF you use the tools.  Get in and practice analyzing deals daily, that's a huge perk of the Pro membership.  Watch Pro exclusive videos and articles.  Then find your team, find your niche, and target an area (OOS or local?). If you will be using a property manager, you may not need some of the ones you listed.  Talk to your agent, and get their advice on the area.  I would hold off personally on any more purchases until you have started.That will help target what you will need - you can sign up for most things immediately and get started if you need it - there's not a waiting period, it's pretty instantaneous!   Set up some key word alerts for topics/areas/cities that interest you  Hope that helps, and welcome to the BP Forums!

@Trent Hardy Does your local realtor have any connections they can recommend?  They should have some contacts that you could connect with - or at the very minimum have some other agents they know that they could ask for who they use! Or maybe your lender (if you used a local lender). Good luck!

@Neil McDevitt Welcome to the BP Forums!  This is definitely the best place to be if you are obsessed with real estate! LOl!! How long have you been an agent?   What are you interested in particularly?  Don't forget to set up some key word alerts, that will help you connect with people with have the same focus as you (as you know real estate isn't just one subject!).  For example you might use: Clover, South Carolina, beach, real estate agent, particular topics you love or want to know more about - flipping/multifamily/etc...

@Owen Franks Sorry I don't know of any personally, but was thinking maybe you could get connected with a local St. Petersburg realtor that could get you some recommendations?  I have a list of cleaners/contractors/handymen that I have for my out of state clients - so I would hope/think they might as well.  I would do a search for forum posts on St Petersburg, and then contact some of the realtors that posted on the discussions. @George Adkins I would find a good real estate agent or property manager from the area to be your boots on the ground there.   I did  a quick search, and there are tons of posts regarding that area. Get connected with some of the posters from there; set up a keyword alert too. Good luck!
