Oh man...echoing what others have said, I'd hire a lawyer yesterday and try get them out as fast as possible in accordance with the law.

@Mark Fries Are you operating in rustier Midwestern areas? I’m in Louisville, KY and even though I believe (and other local investors do as well) that I’m in a workable market, that kind of per-door cash flow still seems high here.

@Dennis M. Within the midwestern areas that you’re investing, are you seeing that the projected $200/door numbers are coming close to that in actuality or is there a ton of deviation because of tenant base, older properties that are in these areas, etc?

Regarding BRRRR, when targeting the 1% rule, is it "1% of the ultimate ARV of the house" or "1% of the purchase price + renovations"?

@Tim Johnson Do any of these no seasoning refi-friendly lenders operate in other states besides Michigan? Also, will they do no/minimal seasoning for a cash-out refi? Thanks in advance.
