@Kyle Schlosser as a Richmond resident, I'd be interested in reading that article. I invest in multifamily in other markets, much of the story about RVA multis is that we're in hypersupply.

 @TaylorL. I'm racking my brain to recall where I saw it. It favorably mentioned Orlando and a couple of other cities, too. If I am able to locate it, I'll be sure and get it to you.

@Andrey Y. I'm sure it's a steep hill to climb but it goes without saying that I hope this all works out for you in the end. I saw an excerpt of an article recently that indicates there will be increased retail growth (and lower retail vacancy) in Richmond, VA and a few other cities...I hope this bodes well for you, too.

@Andrey Y. Is there a chance that, over the long haul (albeit longer than you want, I’m sure) that the value could catch up with your investment?

I’m so sorry this happened to you.

I would comment further but I got stuck at the part where you refer to people in their 50’s as elderly.

 Don't be stuck there. That small line is not relevant to the gist and point of the post. In fact, I wrote 50s-60s-70s because this is generally the time people start accessing/using their IRAs and are the main targets for Growth Equity Group. Personally, what I would consider elderly is on the far end of the 50s -> 70s. Anyway, I do appreciate it.

@Andrey Y.

There are keyboard/social justice warriors everywhere...most (if not all) knew exactly what you were meaning to say. So sorry to hear you had this happen. Many folks have given some good options to approach the situation...please keep us posted with progress. I’m sure your experience can help others who have also have fallen prey.

Thank you @Erik Hitzelberger I'm actively looking for deal number one...so I'm not, by any stretch of the imagination, an expert in low income housing. I'll hone in a bit more on the zip codes you've given as B-C...thank you again for the valuable information. Happy New Year!

@Raj G. No reason to modify behavior = no modified behavior.

@Patrik Kusek Please keep us informed. Funny how the error always seems to be in the direction of $1005 vs $1105, instead of $1205 vs $1105. Thankfully it won’t at all be a make or break for ykh, but it’s the principle that raises an eyebrow.
