@Curt Davis Can confirm...in the KY market and anything even somewhat reasonable is moving very quickly right now...decent investor properties are going rapidly and even the retail market is ripping for well priced, good homes as well. The time for great deals falling from trees here is, well, not now.

@Steve Morris I personally know wholesalers who work directly with agents...some of the *agents* have made massive amounts of $ utilizing those partnerships and jointly working on deals. Instead of complaining, try collaborating instead.

It’s just my *opinion* that implementation of any legislation that attempts to restrict free market operations on a broad level is a bad, bad thing. There also is a difference between gouging and allowing a/the market to regulate and stabilize pricing on its own.

Definitely doesn't look like it's locked on all four sides. That said, I work in the commercial flooring industry (for a manufacturer) and I struggle to ever recall seeing gaps that big. +1 to reaching out to HD or the mfg to see if things can get cleared up.

@Alexander Felice Awesome. May be a stretch of a question, but, if an SDIRA is used, are you barred from personally collecting cash flow that the rentals kick off (meaning, does 100% of ALL revenue/profit have to go back into the IRA)? Thank you again, Alex.
