Hey @Aaron Maxwell I'm not in the Bay Area, however am in a similar market on the East Coast in terms of affordability, Washington DC. 

This year I am investing out of state. My partners and I are currently in Fayetteville, NC and Lexington, KY.

In addition to these markets, we are looking at a number of other markets such as Cincinnati, Columbus, Memphis and Indianapolis. We are pretty conservative on our underwriting and as a result have to look at a ton of deals in order to find the winners which meet our investment criteria.
