@Christopher Lane Does she have anything she is interested in...starting an online clothing shoppe, etc? Maybe you could back her in something and she could do the same for you?

@Christopher Lane I’d do the analysis on a target property and show it to her...using a legit calculator and printing something off so she can actually see it in black and white. The other component to this is not that you’re chasing $400/month...you’re chasing that times however many properties you can get your hands on. The faster you scale the less she has to work...she’ll decrease her work hours first and then you will as your income increases. The more clarity you can establish that this will benefit her as well, the better off you’ll likely be.

@Christopher Lane I seem to recall an old podcast where each time the investor would buy a rental house, he’d take the family on vacation...another where he’d buy his wife another high end purse (Louis Vuitton, Burberry, etc). If she is able to see that A. You can make it happen and B. She benefits, you stand a good chance at moving forward with less resistance.

@David Lecko Nice work! I have a great buddy in the area...his house is hardly two streets from the water. How did you find the property? I’m in Louisville, KY and have toyed with expanding my search to Indy.

@Wayne Brooks Thank you for the explanation. At cursory glance, I read into the OP’s post incorrectly. Have a great Holiday.

I have no plans to play in the auction world at this point, however, I must ask...How in the world is that even temotely legal? As I interpret this, it’s “Hey, you can buy this. Just kidding, thanks for your money though.”

@Eric Gamble It seems like it would be prudent to compile some (based on what your strategy is) quick & easy screen out parameters...ie, in said desirable area, if 3 bedroom houses are generally the most in demand by buyers who would buy your wholesale deals, start there...that kind of thing...no 2 beds, no 4 beds, etc. I’m at the very front end of my journey but I’m working hard to narrow things down so I’m not shooting blindly into the night.

I wish I had been pushed to start my own business... I’m now starting at 36...which may not be a bad thing. More bankable now than when I was 21 and certainly more wise.
