@Brandon G. It almost sounds to me like the Tennant is preparing for some sort of action against you. Verifying all past payments, elevated complains with non-availability upon your response...

@Eric Adobo Cashflowing $150 from a quad....I realize you’re speaking in hypothetical terms, but, isn’t that WAY too low...or just a theoretical result of being in such a low equity position vs value and rents?

After a brutal Cleveland winter and a longing for more Bourbon, we’ve just landed here in Louisville. Movers left two days ago...so on BP I lurk! I’m a newbie and like many, looking to get into the small multi-family game. I’m exited to be back in Louisville so I’m posting up. Tom Ott Tell me about it. I was going to move to Louisville, KY, but we decided to head closer to family since we have two young ones. Trying to find a nice place in Rocky River has been insanity. Find an overpriced gut property in a good area and it has a trail of potential buyers with their contractors coming in and out like ants...to be under contract in days or hours.

Worth considering a duplex or a triplex for a first home for you and your fiancé? You & fiancé could live in one unit and rent the other one or two. The rental income would help offset the mortgage cost and even more importantly, would give you both the experience of owning and managing a rental. Would have to be an easier entrance into the role vs buying one on its own...from there, you could work to find partners now that you’ve established that your first rental is going well.

Matt Motil Having just moved back to Cleveland after being gone for the better part of 15 years, I’m curious how you are seeing things...are your properties faring well?
