FWIW, a website called icarpetiles.com sells overruns, discontinued styles, etc. They are also selling LVT, too.

Go with LVT...interlocking if you can get it. Minimal moisture sensitivity, the quality products are extremely resistant to almost anything you can throw at it. Full blown contract products typically flow through contractor or retailer channels and aren't available for direct-to-the-consumer sale. I'm in the flooring industry...I'll try and answer any questions that anyone might have. Happy to help.

I'm baffled by the amount of traction this thread got. I grew up in the Cleveland area and my family is still there. It is pocketed...some areas are war zones, some are pretty middle class and some areas (such as some of the western suburbs) are bonkers hot sub markets...multiple offers within days of listing on SFRs. Definitely a city to know the sub markets...and watch the taxes...

I'm not an attorney, but I'd consider driving through and taking photos (and noting addresses) of all of the other properties that have yards in worse shape. At least you could try to make the case that you are within the average of the community. If you're the only one getting heat for the lawn length, you might have a leg to stand on.

Asking selfishly (but also for the benefit of others)...How might you determine if your IRA is truly self-directed and able to be utilized for real estate investing--is it as simple as calling Prudential, etc?

Hello, BP! I've lurked for a short while but thought it was time to formally put the introduction out. I'm Kyle and I'm currently living in a suburb of Columbus, OH. It looks like I'll be moving to Louisville, KY (I had previously lived there for about 7 years). As a result, the Columbus, OH, Cincinnati, OH, Louisville, KY and Lexington, KY markets are where I'm looking to research and get my start into the world of real estate investing. Currently of most interest to me are the Buy & Hold and BRRRR strategies, more likely than not in multi-family, but I try to keep an open mind as well. While I have no formal mentor, I was privileged to have some very eye-opening and paradigm shifting conversations as of late. I'm exited to continue my learning here on BP as well as begin my real estate investing journey, too. I hope I can someday be of as much value to others as this site as been to me already. ~Kyle
