@James Green Your PM is trying to dodge the issue? If they will accept partial payment for only doing a partial job, then fine. Otherwise, it sounds like you need a better Property Manager.

@Christopher Freeman Have your Tennant “clear the cookies” on her internet. Not doing so will cause slower speeds and performance. I had AT&T fiber installed in my home...that’s straight from the tech...For some reason it impacts it. Also, doing a speed-check from a phone will only be so good as they bounce between feeding from WIFI and from CELL. I’d buy one more extender or just hand her an Ethernet cable and tell her to plug it (both the computer and her mouth). 😁

@Joshua Tingle If things get way out of control, it might be worth running numbers to see what they look like for renting as an exit strategy.
@Daniel Tisdale Based on the condition of the property, could you do some renovation work to increase value...and add “sell for a profit” to your exit strategy options?
