From what I can see, the taxes in and around the Cleveland market vary substantially not only by county, but also by city within the county. Just worth figuring it all in and if the numbers work, they work. If not, move on. On the other side of the table, I was at $9200/year in taxes on my personal property with a contract purchase price of $426k...not counting the other assessments because it was a new development or the HOA...and this was Union County (Columbus area)...and that was high in my book.

Jessie Niu Why, in particular, would one stay away from Cleveland? Also, is your statement relative to Cleveland proper or to the market in general? There are some very nice suburbs on all 3 sides of the city of Cleveland.

Hi, BP. I had previously posted in anticipation of a move from Columbus, OH to Louisville, KY. Ultimately, we chose to move (we have two young ones) closer to family rather than far away, so Cleveland it is. I look forward to the opportunity to meet other BP folks at local events and welcome any guidance regarding good meet-ups to attend. I’m green as it gets with zero properties under my belt, but that will soon change. Thanks to every participant of every thread I’ve read thus far—such a wealth of knowledge here. I got lost when, in your analysis, you indicated that the asking price and ARV were the same...and it needed $5k in repairs. I'm just learning, but logic tells me it's overpriced or you are underestimating the actual ARV. I'd for sure go in under asking...or pass...
