Welcome to BP. We are based down in the cash flows of Dunedin and have been full time in the property industry including investing, management, mentoring and construction since the early 2000's.

If you want to invest in NZ to start with as you are close to it then you should start to put together your statement of position (see Rich Dad Poor Dad for some formats) and your goals sheet. We have religiously done it every month since reading the book back in about 98-2000 and we now have it that the banks ask us for that document rather than filling in reams of applications when we are looking for funds. 

Also, if you are investing in NZ then there is a broker in Auckland who is very investor focused who could be a good point of call as a friend of mine who is trading up there is already using him.

@Kevin Estey did you find that link for the NZ group? I think I might try and add it to the bottom of all my posts so we can try and get all the kiwis together?

Hi all

Kyle from down in Dunedin. We invest down here and in CHCH as well Central Otago a little and have our own Property management company and building company. We are on or have been on the boards of the Otago and National property investor associations and the national property managers association so if anyone needs any help call out as if we don't know we hopefully should know where or who to point you to for the answer?

We are based down in Dunedin and have a few property businesses and have been full time investing and in business since 2003. If you need any help at all feel free to shout out. 

Hoping that as life settles down a bit now from our peak season down here that we may be able to get a subgroup for Kiwi locals on BP to keep in touch. If I work out what to do or if anyone else knows of a group already keep me in the loop?

I'm based down in Dunedin and invest in the Otago and recently CHCH markets as well as run a PM and Renovation business. Have been wondering if we can get a bit of a NZ group on BP together as the feedback on this site tends to be so much more positive than the kiwi online property forums. Be keen if anyone gets something together? 

@Brandon Turner, is there anyway of us building some kind of group inside of BP for region specific people to keep in touch with each other?

Thanks for the colleague request. Make sure to use the BP podcasts as they can be a great way of working our what direction you want to take in your investing. 

Also try and join your local PIA (Property Investors Association) they form a network of 20 associations around the country that are part of the National Property Investors Federation (which just had its annual conference in Auckland). I am the secretary of the Otago branch so if you decide you want to invest for more cashflow than pure capital gain down here then feel free to give me a buzz or email or join the OPIA and I can put you in touch with who you might need to know?

Another NZer here, down in the deep south in Dunedin.

If you are looking for info and help might be worth looking up your local property investors association? There's usually a lot of info for not a big outlay of cash and you get to meet up with people who are out there doing it. I just got voted back on as Secretary of the Otago association having been on for a number of years before including a year as President and it is well worth the time to get involved.

Also the National conference is on in Auckland in October so if you message me I can get you the details of the organisers to see if there are any spaces left?

You've found a great place to connect with people and get some knowledge. If you want any help on the NZ market side of things feel free to get in contact and I will see if there is anybody I can put you in touch with in your market or help myself? You actually just missed a great event as we are sitting in CHCH having been to the NZ Property Investors Federation conference where we heard Kevin Green, the UK's biggest private landlord speak. He is actually coming back to do a 2 day speaking piece in March for those who attended the conference or anyone they invite and he does all his speaking for charity.

Again, welcome make sure you go to the podcasts and download all the old ones and work your way forward as there is some great stuff in there and hope to meet up and help someday.

Can any Chattanooga investors give me some feedback on how their market changed when "the Gig" was introduced? We are here in Dunedin, NZ and are fighting with the final 5 towns and cities in a contest for our national supplier of broadband to introduce a first Gigatown in NZ. I want to help out residents realise how much impact it could have for our city based on what you guys have seen? Thanks for all your help and stories in advance. Kyle

@Joshua Dorkin any news on the summit?

We have been just doing our quarterly goal setting session (good bottle of Central Otago pinot was involved :-) )and one of the things I would like to get in our to do list, is for us to fly over from NZ to attend. We've done conferences etc in the UK, OZ and NZ so USA is definitely next on our list if we can fit it in?

Post: Price reduction or credit at closing

One thing I would consider is if the price goes on the public records at the higher price then that goes to help valuers when they are setting cap rates and values on that building and others later, which may also help your ability to get finance.

So it may be better to have the higher headline price, which is not artificial as it was agreed before the reported problems were known, and then take the discount back to remedy or even have the vendor remedy the problems(your situation will effect this choice), both of which should be acceptable normal practice and not seen as trying to artificially hold the price up???

Things may be a bit different for us here in NZ though.
