Hi @James Capovilla

We're down heavily in the Otago market and also have some of our own investments in Christchurch. Have been investing since 2002 and in the building/renovation industry here and in the U.K. Since around 1993.

Have been on the executive of the Property Investors association down here in Otago and my wife was treasure of the National association.

What info are you looking to know?

Have you set up your buying criteria yet so we know how to help best?

Welcome to the group. First things first what are you looking to invest in and why? Once you have a plan of why you are investing you can start to build a Stratergy that fits those goals.

Some places to start,

Do you want cashflow now to top up your income?

Are you looking to build an early retirement nest egg to replace a job you have now?

In general you can either be making capital or cashflow, it's rare you can do both at the same time so plan what you need now and in the near future then go from there?

Hi @Jason Kelly

As @Hadar Orkibi said once you know your criteria you can then start getting to know contacts in your target areas. For example, is it Cashflow or equity growth you are predominantly looking for? That will likely make a big difference on your location and/or type of deal you are looking for, etc.

Once you have all that info you will be able to reach out to the specialists on the ground in those areas with a description of what your after so they can start to bring you leads to evaluate. Without that criteria there is just too big a market to look at that could all be deals depending on the situation.

If you need help in the Dunedin or Christchurch markets then pm me as I can either help or point you in the right direction. Also, there is a Kiwi group starting up on BP  here so come and introduce yourself to see if anyone else can help?

Hi Simon

Welcome to BP,

First things first would be to plan what you want property to do for you as there is a wide range of ways of investing and they won't all suit your situation and needs. So have you thought about if you want property to give you extra funds now, a nest egg for retirement a way to improve your tax position etc etc. 

Many questions that you need to ask yourself before you jump in. All the team above have given you great ideas on places to look and start and some of the technical needs you are going to have to look into and they will all be great resources. To get the best out of all those tools and contacts thou you really need to sit down and work out what you are going to need to achieve out of this so that you can really direct your search.

As it is early in the year this could be the start of your goals setting program that you review this time each year and may be more frequently too so that you don't waste your time on opportunities that won't help you and be able to focus on those that will. I think from memory there is also a goals thread on BP where people have posted their plans for the year so others in the community can keep you accountable a little bit? 

We have also started a thread here for kiwi interested or based investors to get together so come and introduce yourself there and maybe we should start an NZ Goals thread so we can all keep each other accountable @Hadar Orkibi  and @Dean Letfus ?

I think some n the local PIA up around there may also be investing in the US from what I heard at the recent National conference so that could be a good group to head along too. Also, Napier I think are holding the NZPIF national conference next year and the early bird has started if your in the country then?
