Thank you!! My old tenant moved out and he never complained about a minor issue a loose knob , my new tenant moved in and it seems to me like he wanted to take control the hard way by using a plier and that worsened the problem it can cost upto $200 just to call a plumber , I will try to see if there are any diy solutions.

I am planning to install a window guard for child safety. Is it a simple diy project or is it something which requires help from a handyman or contractor.Where can buy one?

A shower knob broke in my rental most likely the cartridge is broken. I am wondering if I should replace the entire faucet with a new one and probably the shower too?

Enter set is about 3 years old.

How much it may cost for new one? I am also looking to see if I should do it myself.Any diy resources is much appreciated.

How much would a reasonable plumber charge me for this?

Sounds like a plan for you👍 ,mine is already 30 years mortgage at 3.5 so refinancing may not make sense as I will not be seeing much difference in payments.

Hi Ali,

Based on the information I have it's probably risky but I could be wrong. So, if the bank appraises your home value to a higher value one will certainly benefit in the short term cashing out but I see some risk here if the property value tanks substantially in the foreseeable future as one would end up with a higher mortgage on an undervalued property.

However I think one can take a calculated risk on smaller properties around $250k-$300k

but one should tread carefully as the property gets closer to a million.

Hello,

I see all my competitors have a dishwasher in their rental unit. I would also like to install one in my rental unit. Who can help me identify the plumbing and perform full installation?

Can big box stores such as LOWES help with that or do I need to get in touch with a plumber? Appreciate your input

Keep rolling the ball with a virtual tour or record a video and show it to prospective tenants and explain the concerns of current tenant until they are out.
