I just got started shopping to refinance my 30 year mortgage loan and coming across few ads that say "no closing costs" and it sounds exciting to me. I am wondering if it's just a strategy to attract more customers and there will be hidden fees?

I just wanted to know which is the most preferable way to make mortgage payments on a 30 year mortgage loan, biweekly or monthly? I am currently making biweekly payments on my 30 year loan and planning to refinance. Back in the past I made a random decision solely based on my conversation with the loan officer.I would like to take an educated decision during my refinance.

Thank you Mike. What is the best way to get a compatible Kohler fixture? is there anyway I can get the existing model number,it will save the plumber an additional trip and he advised me to get the fixtures before he comes and installs it?

I am on the fence whether to refinance to 15 year mortgage or go with HELOC option.

I currently have a 30 year Mortgage loan at 3.5 rate of interest on my owner occupied triplex that I bought less than 3 years ago with 20% down at 750k pp.With the mortgage rates getting lower and lower would it make sense for me to refinance to 15 year? I recently got to know about HELOC , I am wondering if HELOC

is a better option for it's open endedness and rate based on per day option?Which lenders can I reach out now for HELOC?

I own a duplex each unit has separate meters so that each unit gets its own electricity bill. However the entire centralized AC system is wired and  billed to the top floor ,the bottom floor has window AC unit and electric radiators, the AC vents in the bottom unit are freebies for the lower unit but they are controlled by the top unit.

I have an interesting situation with as my new tenant downstairs doesn't like window AC.Even though it's relatively cooler downstairs the lower unit tenant has a higher demand for cooling than the top unit,this wasn't the case with previous tenant.Makes me wonder if the lower unit tenant wants to ride on my back to pay his unit cooling bill. How should I resolve this issue so the bill can be divided up fairly.Appreciate your input.
