Hello,

I just wanted to know if to know if it's possible to own an LLC that offers a combination of services residential ( rentals) as well as consulting such as software consulting service so that everything is under one umbrella.

As I understand an LLC provides a convenient asset protection and security.I currently own a multi-family in my name.I am wondering if it makes sense to transfer the property to an LLC.

Tenant was supposed to give me a written notice on first of the month he didn't until I asked him on 5th , I wonder how many courts will perceive this as illegal deposit withholding

no matter how tenant friendly they are but I see your point.

Me too.Therefore even if I have slightest opportunity to rightfully withhold the security deposit I will ,hence the post :-)

Yeah I get it , better is a dry morsel and quietness therewith......and I would do the same and don't worry too much about the notice period and totally understand one month vacancy is pretty normal but I probably got lucky this time since a friend of mine has shown interest to move to my place right away. I haven't heard a single inquiry since I posted the ad in so many places and this is not at all typical in my market around this time.Tenant seemed insensitive to the landlord during this pandemic.

Written notice was due on rent pay day,while the tenant verbally indicated he is going to vacate he didn't confirm the exact date on May 1st, I had to call him yesterday to get an exact date of vacating. I understand it's none of my business whether my tenant lives with his girlfriend or sister for free.Somone cited what other tenants typically do before finding another house, I was just citing why I found this tenant atypical.

It's a month to month lease, I did not indicate 30 days anywhere in the lease .I just indicated tenant needs to provide a month's notice prior to vacating and that month could be anywhere between 28 to 31 days depending on a leap year or non leap year and typically I wouldn't have bothered at all about notice if it was an emergency situation such as a job loss or a non-pandemic situation. At least a couple of prospective tenants I met indicated that they are on a month to month lease and won't be able to move until July 1st.

Let’s refrain from being typical in this particular situation as it’s peculiar in so many ways.For example since you mentioned tenants don’t typically find a place , sign a lease and then give 30 days notice.This particular tenant left couple of months ago to his sister’s place state,started living there for free and started looking for another job and found another job there , resigned his current job all the while keeping me in blind until he fulfilled his agenda.I am not trying to figure out a way to clip. Typically a landlord can find umpteen ways to clip similar to my x-landlord

when I was a tenant.

I am torn between ethics and what is reasonable in this particular situation ,hence the post .Even a day’s of headsup could have saved me lot of hassle during this pandemic situation.

Thanks for taking time to reply to my post as yet. Firstly, I being unreasonable doesn't arise as yet since I did not withhold the deposit as yet. Secondly, I am trying to get a perspective from other members on this as this is for the first time I am in this situation. Knowing that my tenant is moving out I immediately reached out to a friend of mine who earlier reached out to me couple of months ago and was in need of a bigger apartment.He is also on a month to month lease and is required to

provide a notice before 1st of month and he agreed to move on July 1st . Technically in my situation had my tenant indicated to me on April 30 I would have had a tenant of my choice starting from June 1st without going through the hassle of vetting tenants during this pandemic situation.
