Hi,

I came across land trust recently and as I understand it adds a layer of privacy and asset protection when you setup an LLC as beneficiary. But is there any value if you already own say a multi-family for several years in your name and plan to sell in few years? Should I even care about land trust?

Also I am interested to know how much it typically costs to setup Land Trust + LLC

say for a single property.

I am planning to refinance my loan due to the low rates. The property and mortgage are both in my name , I am thinking refinancing also gives me an opportunity to transfer both the loan and property name to an LLC.What is the best way to strategize this transfer?

I was considering investing in CA (Sacramento or Tracy) for a while but these days I am giving a serious consideration to Arizona. I am just curious what other experienced BP members think about investing in these markets. My goals are mostly cashflow not to keen on appreciation and prefer multi-family investing

Hello,

I am somewhat confused whether to sell my owner occupied triplex or hold it little more longer. I had to move out of state due to a job change while my wife was managing the property ,thanks to my wife we managed to continue doing this for over six months since last August 2019, I was contemplating between selling the property or managing the rental from remotely after moving my family to my new job location before the pandemic struck. Post Covid-19 work has been mostly connecting from remotely so it did not really matter and things were really going well after I rejoined my family and two of my other units were fully occupied and rent has been rolling really well.Yesterday morning one of my tenants indicated they are planning to move out of state for another job change. I have three options now : find another tenant and kick the can up to an year and see how things progress, find another job locally or sell home. We are feeling inclined more towards selling the home as we find managing the rental from remotely overwhelming.Should I get in touch with a real estate agent and tell them everything and tell them to either find me a tenant or help me sell?Appreciate inputs from other members.

I leased the garage to my new tenant along with apartment. The lease document has in it that the garage needs to be used exclusively for automobile parking,now he wants my stuff out so he can put his stuff along with his car,I am little confused how to handle this as I did not have this problem with my previous tenant.Can someone please advise?
