You've had some great success already! I started with house hacking just like you and then grew into other types of investments without living in them first.  the equity you have built so far will be a great tool as you move forward.  I have lots of connections in Indy, so if there is anything you need, feel free to reach out.  Best of luck!

Welcome Leann!  I am currently in San Diego at the National Association of Property Manager convention.  There was a speaker from Zillow yesterday that gave some stats over the past year.  Indianapolis was one of the biggest areas for grown in rent appreciation.  I have been investing here since 2000 and it has been a great, stable area over the years.  Good luck!

I agree with Dan on the maintenance and capex.   I see investors all of the time that don't put enough in these two categories when calculating their investments and wonder why they are losing money each month.  Also agree about the PM fees.  Make sure you understand all of them so your expense estimate is correct.  If you find another home in Indy, would be happy to tell you about the vacancy rate we are seeing so you have that correct in your estimate.  Good luck!
