This is definitely a problem and isn't going to go away anytime soon.  If an investor is willing to do some renovation to a property, that helps with a larger inventory of homes because not everyone is willing to do renovation.  We have also been networking with our current owners when they are interested in selling.  Life happens, and they are ready to sell for whatever reason.  We try to match these properties with buyers that are interested and this off market approach can be appealing since there is less commission involved!  @Tyler Lingle, you seem to do a great job with this as well!  I come across your off market properties from time to time!

Hi Sumegh, as far as financing is concerned, it's easier to buy a home that you live in vs. an investment property.  It would be a good idea to use your owner occupied financing to get started.  You can live in the home for a while and then move out and let a tenant move in.  Or you can buy a double and live in one side and rent out the other.  The rent from the other side can help you pay your mortgage payment!  You could then move out of the double, and buy another home that you live in and do it all over again, depending on what your goal is as far as how many homes you want to own.  This is how I got started.  I bought a double and lived in one side and rented out the other.  Feel free to PM me if I can answer any other questions for you.  My wife is a loan officer and could answer any questions in regards to financing as well.  Good luck!

We manage for lots of out of state investors in Indianapolis. Pictures and video can help as well as a referral from another investor that has worked with that company and has confidence and trust in their ability to manage the property.

we have had success with security deposit insurance companies like Rhino.  The tenant pays a little each month and doesn't have to pay a deposit.  The amount depends on the strength of the tenant.  The property is then insured against tenant damage.  You pick the amount of the insurance.  1, 2, 3 months rent.  Tenant loves it since they don't have to come up with a big chunk up front along with the first month's rent.
