Themed decor will help them remember your property when they are viewing a bunch on Air BNB.  Also, anything that is unique about the property.  Is it an old farm house or have something unique with the architecture?  anything that will help prospective tenants remember it over the other homes in the search will help.

If you house hack, you could have someone co-sign for you and put minimum down.  Between 3 and 3.5%.  Do you have a family relative that would be a co-signer for you?

Hi Ethan!  Welcome to investing in Indy!  I have been investing here myself for over 20 years.  Echo Jaron's comments about the near east side.  Also in regards to locations with crime and appreciation.  Another area to research is the west side close to downtown.  There is a major improvement by the City of Indianapolis that will be taking place called the White River Expansion.  You will definitely have to do your home work as this are is pretty spotty, but I do think this will be an up and coming area for long term buy and hold and that is how you will get your appreciation!  i am just researching this area myself.  Best of luck!

Just bought one about a mile south of Fountain Square.  Doing just that!  Needs a full reno, but the numbers work.  Keeping an eye on strong areas and the direction they are moving has been my strategy!

You should be able to do a heloc across multiple properties, but @Nick Giulioni is right.  Make sure you understand what happens if you want to take one out and sell it.  It's easier if you live in Indiana, but if you don't I know there are options as well.  I have a few banks I work with for my own portfolio doing just that.  Feel free to reach out if you need any contacts.
