I figured that I would post about my experience with Lima One Capital since there are always so many quesitons about PMLs. I needed to refinance two buy and holds but couldn't traditionally qualify. After much research, I decided to use Lima One. The experience was pretty painless and I thought their rate/fee structure was one that I could swallow. The process took about 45 days (about 15 was attributed to my going on vacation, etc.). I took the max 75% LTV at a 6.25% rate. I could've taken as low as 65% at 5.75%. While these rates are higher than conventional, they were lower than many others that have rates in the 8s and 9s.

Charles Oglesby where is it located? I'm a flipper and holder in GA. Not sure how many windows you have (hopefully around 25-30) at that price or perhaps there's lead or the house is really old? But that price seems really high. If you're close to my area, I can refer my window company to you.

I am trying to buy a house from a seller who received a 1099C from Caliber Home Loans. The loan came up on title because Caliber never released it. I know there is for and against arguments as to whether the lien should be released and I'm not looking to debate that here. I'm just looking for a way to get in touch with somebody/anybody at Caliber. They literally don't have any phone numbers for this. The seller has emailed them no less than 20 times without response. Any suggestions? Thanks

Paul Tibok Totally agree with Cory here. If you like the place, make the offer and put some language like price "subject to side B being in substantially the same condition as side A". Then do your inspections as always. If you get in there during inspection and it's trashed, you can get out of the contract or renegotiate it. Anything can be handled by contract and then use the "out" language that you require if something isn't up to par.

Peter Assaad The advice that I can give is to come up with a policy, let the tenant know, put it in the lease, and stick to it for ALL tenants. We expect rent on the 1st regardless of the day it falls on and it's late by midnight on the 3rd. A late fee is tacked on and we begin eviction proceedings on the morning of the 4th. Our tenants know we are serious. We fix what's broken and we expect the rent on time. Something else to be said for a "no wait" policy. We get into court quickly. I was in court yesterday on a late May rental payment. Every other case was for April. We don't wait which allows us to beat all of the waiting landlords into court and at most, we lose the month and keep the security deposit. This works well if there are no damages. One caveat: GA is very landlord friendly.
