New stadium not really close to Austell. I flipped one there and have a buy and hold. Rents are good on the buy and hold. DOM for flipping is longer and values are not really there.

Carey Branam Your lease must be clear regarding your expectations. Our tent is due on the 1st, late at midnight on the 3rd, we start eviction proceedings on the 4th which included a $50 late fee and filing fees. Period. We NEVER alter this even if we get "I can't pay until next week" or "I can pay 1/2 this week and 1/2 next week". We also do not take into account holidays or weekends. On the 4th, we start eviction proceedings.

Jay Hinrichs Just signed one here in GA too. Check those routing and account numbers. There's an attorney's office here that sends you wiring instructions via email but they leave off the last number to ensure that you call them first before sending the wire.
Sarah Tanner I don't have any advice about what you could do in this situation but I did want to acknowledge that you are feeling pain relating to it. I am sorry for that. I hope you find some resolution for your grandma. Good luck.

Had a similar situation on a recent flip and it was expensive.  But, here's the thing: With certain jobs, I say just pay the money.  Get an engineer to tell you how to correct it and then find a licensed contractor who can correct it even if not a "foundation" company.  Why do I say it?  Because foundation issues will come back to bite you on purchaser's inspection every time same as this one did.  However, we cleared the inspection issue immediately because the contractor and engineer provided documentation as to what was done and the contractor provided a lifetime warranty on the work.  Case closed and house sold.  Had it been done any other way, that house would have come back on the market.
