@Tony Gunter I use Justin's company and have nothing but good things to say.  I have had many many questions throughout the process of setting up my Solo 401k as well as after.  I then had problems setting up the bank account and he was helpful in that regard too.  Justin has been a pleasure to work with.  Actually using my 401k on a flip right now. 

Jill Rossi I have replaced several units (both furnace and condensor). I don't pay more than $3,000-$3,500. Replacing one tomorrow -- 3.5 Ton and furnace for $2900. It can absolutely be done with a legitimate company. It also depends on whether they are quoting Trane's for example or Goodman's.
Mindy Jensen Interesting article. I did a closing recently where the attorney's office sent an email regarding its wiring instructions. In essence, it stated that NO WIRES were to be sent until all numbers were verified via telephone. I thought it odd at the time. Now I see why they were being so careful. Thanks for the info.

Patrick Philip wow totally disagree about vinyl. Vinyl planks are not simply reserved for low end properties. At as much as $3+ a sq, I would and have definitely used vinyl in potentially wet areas such a basement. It has a much warmer feel than tile and gives dampness protection that carpet doesn't.

@Daryl Askew I do flip in Atlanta but primarily in Cobb County.

Candace Postell Use your vendors for credit. Find an HVAC person who will wait until closing or has 30 day credit. Buy the stove at an appliance store with an interest free credit card. You get my drift? People don't use vendor credit enough. It's often green short term money. We always buy appliances, flooring, etc. with 18 month interest free yada yada and pay it off as soon as the flip closes.

What is everyone doing with the brown colored molding?  I have had houses where I quickly painted them with the Behr ultra white and had no problem doing so.  I just got a house, however, where the brown molding and 6 panel doors are in such great shape and well made.  I know brown screams old, but it seems like a shame to paint these.  Thoughts and suggestions?
