Fees galore, maybe lend through it instead of cashing out and getting hit with a load of fees. Bring capital go 50/50 with someone or just act as a private lender and get 10% return for a bit until you utilize the art of using OPM. Cashing out and getting smashed with fees is just counter productive to the power of compound interest. Just my take.

Hi @Stephen Igbeka , they are everywhere. Amazon coming into the FR area, Tiverton coming in with a Casino so the southcoast market is looking promising where you can still buy multi's for 30-35k a door, even better in some cases. Rents are going up, just rented a class C 3BR in Fall River for $1,000/month. On the opposite end of the spectrum, towards the cape (Wareham, specifically) have two rentals purchased sub $100,000.00 with limited repairs (<10k) both producing subsidized rent of $1,800/unit.

@Darlene Bush ,

Marketing is a topic one could go on and on about but what's important is there is a clear strategy. What won't work is just buying a website, having a form, and expecting people to go there and fill it out. Your website will get lose in the Abyss of the web. What would work is to formulate  a plan surrounding your website as a lead source. Something as simple as.

I have $1,000.00 to spend monthly

$350.00 goes to direct mail, where I clearly post my website on the card and get people to want to visit it. 

$350.00 goes to a targetted PPC campaign. This in itself requires research and properly setup.

$200.00 goes to FB ads to target you directly to your website.

$100.00 goes to having someone write for you with targetted keywords that may be interesting to someone that could be classified as a motivated seller.

All 4 above are designed to channel into your website.

Above was just a quick rant, but just to highlight the picture. Essentially, there needs to be a reason for everything that is done that has proven results. Research on BP, research general marketing blogs, and most important beat at the craft month in and month out. Small wins will always trump a big quick victory in the long run.

Scott Clarkmoore using internet explorer google FEMA search by address and you can pull up a interactive map to determine likelihood of flood risk but much of that area is above base flood. With respect to NB on that strip there are a lot of good pockets but some so so. If you're looking for good insurance rates or have any questions call Zel at ERA castelo she generally gets back day with quotes and answers to premium questions (flood plain, etc)

Thanks @Rick Santasiere , this will be our 5th using this exact method in this exact market. It will be a 3BR and Wareham is very easy for conversion from 2 to 3. Also, good notes on the contractor front but we've vetted the contractor but do like your draw insight. Makes sense.
