Hi All,

I'm in preliminary talks to pick up a 6 unit with 15% carry back option with another 5% down from another investor, leaving me with 5% skin in the game. I was hoping if some people on BP would take a look at the following two analyst spreadsheets I used and let me know if they have any red flags.

Assumptions

  1. Tenants pay utility, electricity allowance for common areas
  2. Gas, allowance their for padding. Requiring tenants to pay utilities
  3. 10% prop management, 5% maintenance, 5% capex, 5% vacancy

Plan is to refinance into one loan within 2 years and pay off secondary liens.

On second spreadsheet, just focus on additional mortgage scenarios and right hand column.

@Mike C. I was a customer of lead propeller and loved them. I made a personal decision to self host as it did open up some doors on customization, being able to integrate with Podio by using webforms (which I use as well). I'm not sure if they have direct connections but believe there's no 1 to 1 relationship between form fields with LeadPropeller or InvestorCarrot sites that map to Podio fields.

@Matt Welch what you want to learn is Podio. You literally don't need to know code at all (although a bit doesn't hurt). You can get what your looking for by using that as your CRM. They have webforms that automatically get built which you can then have someone put on a site for you. Options are really endless.

@Shelly F., i'm a Podio junkie. There's just so much customization available and it's so easy to automate your processes using Podio. I believe if you sign up now, you get GlobiFlow integration at a cost but IMO, well worth it. I've tried others, but can see myself scaling my current business and future business endeavors from a single log in, which I love.

@Robert Taylor much like @Chris C. I use podio for my operations and LOVE it because how customized you can make it. If you truly want to work on your business and scaling it for future demands and success, definitely take some time to entertain the idea. You could also hire someone to work on it for what you need it to do.

I've come to realize it can automate just about any part of my business. I have separate workstations such as Accounting, Rental Portfolio, Marketing, Development, etc which are all tweaked different to satisfy needs and ultimately reduce waste so i'm not inefficient.

  • Sample functinoality that I use
  • Call comes in
  • automatically parses out number, updates phone number field
  • automatically sends me and email as well as  my partner and email with it auto on a "follow up needed" status.
  • Creates task for us to do this within the day
  • (at this point we've done 0 actual work, all automation)
  • once we follow up, we move it to dead, possible lead, etc which then have a series of automated actions that require little or none of our time

I've found that podio can do this for all areas of your business and you have to set the standard with contractors and have them utilize what you tell them to. You can integrate contracts, have them sign things, send reminders, have them login to your workstation, etc etc. It's absolutely endless.

It's just about taking the time to construct the basis of the organization you envision.

    Matthew Forbes is your 10800 assuming 100% financing usually they want skin in the game. Definitely account for extra fluff cost as well as real estate commission. Not saying it won't work, it could. I think your only plays here is HML, private lender, partnering, wholesaling or if they own it outright using creative financing. Curious because you say you never entered the property I think that's the first step, it could be very different than described. Call if you have questions or want an opinion.
