@Gualter Amarelo it's coming along, we picked up a 4 family in fall river recently, converting a 2 to a 3 in taunton which will get us to about 28 units. We have 7 renovations going on right now as well. Hope all is well!

Purchase is 80k, rehab 35k, ARV 230-250. Will be a short term 6-9 month note, refinancing and holding property.

6 Family

Request is $115,000.00 for a 24 month term. Terms negotiable. Purchase is 265,000.00, no rehab as it's turn key and in great condition. Play is to reposition once rents are stabilized will be worth on low end $415,000.00.

@Jose Castillo, yes, and you could assign it to me ; )

But real simplistic.

1.) Talk to probate attorney, no realtor needed. Agree to price.

2.) Sign P&S have your attorney review, make sure you are able to assign the contract. If there are any questions, have him add just some simple language making sure you are able to assign it.

3.) Assign the contract and that's it. Collect your check.

Real world, as long as the price works for seller the probate attorney could care less about what else is going on as long as their client is happy.

No, you don't need a realtor @Jose Castillo, just picked up a probate lead and going directly to P&S tomorrow. Agent just organized the transaction, no different than anything else.

Hi All,

If anyone in Massachusetts, New Bedford, Fall River, Westport, or Southcoast area is looking to earn a consistent secured return on their money and reallocate towards real estate, please contact me via PM and we can schedule a coffee sit down. We are looking to ramp up our business in 2017 and currently have 3 active opportunities with more in the pipeline that will produce consistent returns. We currently have 15 units, two flips in progress and a strong deal in the pipeline this week which we should be putting UA shortly with a push for much more inventory this year.
