I'm a house flipper. My homes are renovated. Do I have to find a tenant and put them in the house before I sell through Roofstock? Or can I sell the renovated home vacant to Roofstock?

I don't hand write the letters.  They are typed.  I hand write the envelopes so they look like a personal letter. Good luck!!

Up to this point I've been gc'ing my own jobs.  However, I want to concentrate more on finding deals.  My dilemma - in order to make a decent profit it's very hard for the numbers to work using the GC.  I'm thinking in the direction of a project manager.

Any opinions from flippers who have dealt with this queston?

I'm flipping a house that needs minor work. In the main bath we'll be doing a little more extensive rehab. Should we refinish the tub first and then rehab the bathroom - or rehab the bathroom first and leave the refinishing of the tub till the end?

I'm presently working with InvesterPro. They have cookie cutter websites you buy and then fill in your own information. I pay $59 per month and then $9.95 to Hostgator to host.

Is there a cheaper and better way to create my own real estate website without paying the $59 bux per month?

I have under contract 2 lots next to each other. Each has a separate pin number. A house sits on one lot that we're going to rehab and resell. The lot next door has a garage on it. It's zoned for a garage. That's the way it was when the property was built in 1919. My goal is to sell the lot with the garage on it to a builder. Can I do that with the present zoning? Or do I have to get it rezoned to SFR? How difficult would it be to get the garage lot rezoned?

Absolutely agree with Dev. It's all about the marketing. The reason there will ALWAYS be deals is that MOST investors won't do ANYTHING to initiate a lead.

I'm a rehabber in the Chicagoland area. I know hedge funds are buying houses for investment. What can I do or who do I need to target to get these buyers to look at and buy my rehabbed homes?
