I have a toll free 800 number with a free recorded message on a new set of bandit signs I ordered. The idea being people might be more willing to call and listen to a message first instead of being "sold" when they call a regular number. Any input from all of you about the free recorded message on your signs.

My understanding was the 90 day seasoning requirement was was again waived in 2011. However, I'm finding it very difficult to find a lender who will give a mortgage(FHA) to a buyer within those 90 days.

I buy a lot of probate properties at a good price that need little work and am able to put them back on the market quickly. Wells Fargo used to do the loans with 2 appraisals but as of Jan 1st of this year they have declined to do so.

Does anyone know of lenders doing them?

I agree with deuce - I would never buy a condo especially a 1 bedroom. Condos are too unpredictable.

I got involved in a commercial project in a neighboring state. Failed to do a lot of due diligence. Also put a lot of faith in the broker representing me.

IT WAS A DISASTER and I'm still cleaning up the carcasses.
