I'm a big proponent in direct mail. In my experience there is not one "best" way. You have to test your message. Almost ALL of my deals come from direct mail.

I'm getting busy with more inventory and need more contractors. Looking for 1-2 man crews who are skilled for inside work in all the following areas...

-tiling...painting...door and lock installation...installation of new kitchens and baths(including the plumbing and electric associated with it)...install light fixtures...other associated interior work.

I'd like the 1-2 person crews to do it all!! Thank you!!

I'm a big fan of his strategy of investing. I've also read his book. Does anyone know the back ground of how he developed the pyramiding strategy of buying small income properties adding value through physical improvement and rent increases, then selling the property and taking the proceeds to put as a down payment for a bigger property.

The reason I ask - He wrote his book in 1959 when investing was more "raw" than it is today. Not a lot of material - to my knowledge - was available. Did he have a mentor? Or was he just smart and logically came up with this strategy?

I do a lot of direct mail. The only vote that counts is the recipient of the letter. In other words you have to test and see what the response rate is. Your customer - in this case - is the executor. Only their opinion counts. If they respond it's a good letter. If they don'ttweak it and make it better.

How can you differentiate yourself from the competition? Speak to the needs of the executor. How are they feeling with the reponsibility of this house on their shoulders? Empathy - how would you feel if you were in their shoes?

To all investors starting out and those who are seasoned- NEVER GIVE UP!!

If you're goal is to be successful find a way. Read, learn, make offers, fail your way to success. Don't run off half-cocked, educate yourself but then just take ACTION. It's just as simple as that. If you're fearful ask for help here on the site. But when you have all the facts just DECIDE to do something. Success is not a straight line formula. You must zig and zag.

Finally there are NO SECRETS. Everything you need is right on this site. THERE ARE NO EXCUSES WHY YOU CAN'T BE SUCCESSFUL. When people tell me it can't be done I tell myself NEXT. I don't listen.

There is NO competition out there. Human nature is such that most people are too frightened, lazy and indecisive to make it happen. It's a wide open playing field. Now go out and make some MONEY!!!

Shaun - I don't do generic testimonials. I look back at the relationship and highlight the areas that were important to the seller.
