Can anyone make any recommendations  on what is a good website to find good wholesale deals? I just got the green light from my lender that I can buy any multi family in Orange NJ for 105k and under. Any advice would be great on where to find some wholesale dealsQ 

Can anyone give me their opinion on what they think is the best software for real estate wholesaling ?

I hear a lot about investor carrot. But I want a software that does everything, assisting finding off market properties, cash buyers, drag and drop website building. I'm use to the old fashion way of just knocking on doors. Seem's like that is beginning to become frowned upon in certain area's. Please let's not take this discussion into door knocking. It was a question for software or a website builder for leads.

I have 2 buyers that I usually wholesale properties to. Well, I can't say I whole sale, I just get paid a flat fee. Unfortunately, the two buyers I have will be gone away on vacation for about a month. So my question is, when I present offers to new buyers. How would I structure an assignment of contract? I have never done one before. Also, can I do an assignment of contract even if the homeowner has a realtor involved? A detailed answer would be great. I sure have some great deals in the pipeline right now here in NJ.

Are there any agents that specialize in short sales  here in the New Jersey area? I am looking to buy all the short sales that I can. I know the process is long & tedious but it's real estate sometimes you have to wait to get a life changing deal. I need someone who really knows how to work a short sale & if you don't I will also be more than happy to assist you while we are mid transaction. Please PM so we can discuss further.

Can anyone give me the best advice on who gives 100% finance for properties? I have a few properties on the hook as we speak & I really want to pull the trigger on them. Any recommendations would be amazing. This would be my first investment property but I have certainly learned enough to where I know it's time to finally invest. Can't stay an agent forever.
