@Craig Jackson yeah I actually have a 3 family right now with paying tenants who have been living there for about 15 years. Owner is selling it for 105k. I just don't know if 100k is too much for me to invest right now. The deal seems amazing though.

I had a question for investors.

I have a background in real estate. So I want to invest in my first property. I have about 15k dollars to invest. Of course I would need a private money lender. But with this 15k what are some key things I should look for when I'm going to invest in my first property. So I don't lose out on my money. How can I keep the risk very low is a better way to put it?

Hello, Next week I will be taking my real estate exam here in NJ. I am more than confident that I will pass. I was wondering if anyone had any tips on what I should look for when looking for a real estate agency to work with? I want to work in the Essex county area (maplewood, west orange, millburn, etc) I have been working in the industry for about 7 months in NYC. I figure if I can do 6 deals in 7 months in New York. Who knows maybe I'll be able to do more in New Jersey.

Happy Thanksgiving you guys! I had a question about hard money lenders. I have never used one before but I hear people that use them all the time. I've been working for an investor in Brooklyn for about a year now & I'm ready to make my first investment. Any advice or push to the right direction in regards to hard money lenders would be great!

I was curious on how many people do not have their license in Real Estate? I am not trying to judge anyone. I just would like to hear some stories so possibly us as a community can help you overcome whatever objections or fears you may have of taking the next step.  It took me years to even decide to work my first commission based job (car salesman) I was just so fed up with not making the money I knew I had the potential to make. I've come to realize that I'd rather get paid for my efforts. Not my time.
