Assignment Of Contract Question

I have 2 buyers that I usually wholesale properties to. Well, I can't say I whole sale, I just get paid a flat fee. Unfortunately, the two buyers I have will be gone away on vacation for about a month. So my question is, when I present offers to new buyers. How would I structure an assignment of contract? I have never done one before. Also, can I do an assignment of contract even if the homeowner has a realtor involved? A detailed answer would be great. I sure have some great deals in the pipeline right now here in NJ.
