@Miki Vargas id shorten the inspection period, close as fast as possible, show proof of funds or if you’re financing try to send a DU, conditional commitment letter, or maybe just a letter from your lender.

If that doesn’t work offer more in escrow.

Send some comps and estimates to support your offer.

45 days isn’t really that long. Usually lower offers work best for me after 90+ day’s on the market from the last price change

@Michael Leeson I opened my brokerage “the Investment Property Gurus” in January of this year. Our mission is to not only help people invest but to TEACH how to invest thus teaching homeownership. One issue I noticed in MY community is that a lot of people don’t believe they qualify, and that’s without even attempting to talk to a lender. Definitely teaching the public is a great start to handling this issue.

Thanks Kenny, those are good points. Should landlords get to review a statement before funds are sent? Say, ledgers sent on the 5th and rents are sent on the 6th or 10th?

@Rachel Pitts large properties near universities can also be rented by the room depending on the school.

@Marvin Meng check out paylease. Your tenants can pay online, in a store, even by credit card. That reduces late rent a bit.

@Josh Quinn it’s a consistency thing. You’re gonna look at ALOT of options and likely sending a lot if offers. I sometimes send up to 3-5 offers at a time for my investors just because we are set on our numbers and understand not every seller is willing to just sell and move on. I’d kick up production and remember your inspection periods in your contracts Incase you get 2 on the hook at the same time. You review both and pick the best one and let the other go.
