Hey Eddie, I'm a Broker also in Fort Lauderdale. I'm with the Miami Board of Realtors, and we have a link at the top of each listing presented by Surfina home insurance. It gives a quick quote on insurance which I use when analyzing income properties for my clients. It may be off a bit as it doesn't require any questions to be answered but it's very helpful. I think having a card to quickly sum up what you do as an investor and how a potential homeowner can reach you to sell their home is a great idea for short/fast encounters. However on the flip side, if after some small talk, you ask for THEIR contact info, you're in control of the follow up. I find that to be a bit more powerful.

Hey Skyler. I too got into real estate a few years ago with no other income coming in, as an agent though. The power of broke can be an amazing thing. I feel that if you get up, get out and dedicate every day to finding a way to make it, you will make it! There is a difference in "wanting it" and "NEEDING it" If you're like me, I always have a NEED so i'm willing to outwork anyone to get it. It may be the hardest moments of your life, but stay motivated, stay educated, and stay active! Best of luck in your hustle.

I'd personally start by building an income property portfolio. You may want to hold off on flips until you have adequate residual income coming in and a solid emergency fund.

I'd start with analyzing properties from now. Doesn't cost you anything but time, and you'll be actively learning rather than just absorbing information. Go through and analyze properties as if you already had funding. When you come across a great opportunity. THAT is when you can seek funding or an investor to get behind the deal. It's much easier to find funds when you can show exactly where the funds are going and where the payback is coming from.
