Hi Nathan, If you want the soflo beach experience without paying South Beach or Las Olas prices. I highly suggest you look into Hallandale Beach. Dania Beach, Hollywood Beach, North Miami Beach, and the Aventura area. These are all mins away the bigger more popular beaches, but are more "resident friendly" they have fewer bars and restaurants clustered together making them less ideal for tourism without sacrificing the "run downstairs to eat" lifestyle. If you want a more homey feel, I like Tamarac for the large home sizes. Dania Beach is also mins away from the airport which I think you'll like traveling in and out of town frequently.

My brokerage is in South Florida.

I'm seeing alot of demand for rental housing is quite a few cities, More so:

Fort Lauderdale

Tamarac

Pembroke Pines

Miramar

North Miami

These are areas where I notice multi family options listings AND rental listings don't seem to last long.

I just had this exact same idea but to build a bigger inventory of listings for my buyers. Properties on MLS have been FLYING lately. I need inventory stat!

I was thinking starting with reaching out to potential short sales.

In most cases the tenant, however I sometimes have the landlord maintain the lawn because sometimes tenants will do the bare minimum when it comes to mowing and watering, If it gets bad the city gets involved. I've been cited twice by tenants not taking care of the lawn. they didn't water it so the grass died and had to be redone.

I LOVE the idea of an upgrade in exchange for an increase because everyone wins including the property. If they aren't taking care of it you wouldn't want to renew anyway. I wouldn't do the 24 month with cash back thing though. Sometimes you want them out in 12.

Off topic but I have 2 houses in pensacola. Both rented 2 bedrooms on large lots to long term tenants.Take both for $125k

Vinyl floors are cheap but once they scratch have to be fully replaced. Good for flips, not for rentals.

Cork planks are affordable, looks great, waterproof, and i think a bit more scratch resistant,
