Negotiating low offer

I made an offer on a property here are the details. This property will serve as my office and later a rental, this is a condo unit.
asking $575 been on the market 45days, my Offer $525. My tap out number 530, after that the numbers do not make sense anymore. The unit will need at least 25K to just update. I really would like to pay only 525, how does one push for consideration of it? I'm the first offer they've had.

@Miki Vargas, you made the offer.  If you are truly the only one, they will counter.  When they do, have your agent explain to their agent that 525 is the only offer you will consider and you provided your highest and best up front respectfully.  If they don't take it, walk away.  If they counter back with 530 take it (your tap out number), if not, walk.
