Hello Zane,

I think you should firstly review your contract with the PM company and understand what they're allowed to do. 

Some agreements state something to the following: Manager agrees to secure the prior approval of the Owner on all expenditures estimated to be in excess of $____________ for any one item, except monthly or recurring operating charges and/or emergency repairs in excess of the maximum, if in the opinion of the Manager such repairs are necessary to protect the Property from damage or to maintain services to the tenants ........
If they deemed it an emergency and it was written in your agreement then maybe but I honestly think that at a $3,900 value they definitely should have gotten your approval.

But check the contract and get all supports for the repair cost (invoices and pictures). How long have you been working with this PM company?

Happy New Year Natasha!! I'm not a US citizen nor do I live in the US. I use NORTHPOINT MORTGAGE (a branch of Fairway Independent Mortgage Corp.). They're in several states so you can find one where you want to invest. Additionally, any mortgage broker will be able to help you secure financing, so you can look for others as well.

You are a US citizen so it should be a lot easier for you than it was for me. I believe that there are some on BP as well. So you can check in the network menu (on top) under recommended vendors and get a few more options.

Hey Daniel,

Here are a few options;

  1. As you're building your team, one of your team members could be a birddog. Someone in the area who can identify the properties meeting your criteria and then you can skip trace the owners and send mailers to them. Your birddog will get a fee once you close on the property.
  2. Another option is buying a list of the type of properties you're looking for from listsource.com for example and send mailers to the owners.
  3. You can also network with investors in that area and they can put you onto leads as well as offer more guidance specific to the area.

Hope this gives you a start with finding those properties...

Thanks @Mark Pedroza, I will go and request that information from the county. It might be the best bet in getting to the bottom of this.

 Thanks @Jay Hinrichs, I assume this will be a lengthy process but I'm hoping to find someone so it doesn't have to be years to get get resolved.

Taxes are up-to-date and all skip trace numbers have been disconnected. I'll see what I can get from the mailman. Appreciate it.

Anyone ever had a situation where they found a property but the owner died and there are no known relatives.... Where or to whom do you go, to find out about purchasing the property?

Congrats on closing on your triplex. You should do a new agreement honoring the previous terms (between the tenants and the new management).
