Owner of property died with no known relatives

Anyone ever had a situation where they found a property but the owner died and there are no known relatives.... Where or to whom do you go, to find out about purchasing the property?

 Find out who is paying the property taxes. Check and see if a probate was opened for the individual. Send a letter to the address with "Postmaster Please Forward" on the envelope. Check with the mailman and see if he is delivering mail to the property and see what he may know. Do a google search for the person and see if any connected relatives show up. Leave a note in the door. Check and see if the grass is being mowed, if so someone is mowing it. Check the electricity and water to see if they are still on. Someone is paying that bill. Ask the neighbors if they know what happened to the owner.Do a "skip trace" on the person. See if any new papers have been recorded at the county.
